Important: DSCR is not standardized across every lender. Some programs use appraisal market rent, lease rent, PITIA, other adjustments, minimum credit scores, LTV limits or different threshold ratios.

How to interpret the result

A ratio of 1.00 means the entered rent equals the entered housing obligation. Above 1.00 indicates a margin; below 1.00 indicates a shortfall under this method. A lender's minimum acceptable ratio can differ by program.
