The Mortgage Payment Is More Than Principal and Interest
A fixed-rate loan fixes the principal-and-interest formula, but that is not necessarily the full monthly amount a homeowner pays. Property taxes and homeowners insurance are commonly collected through escrow and can change over time. Mortgage insurance and association dues may also apply. Early in a purchase analysis, estimate each component separately rather than judging affordability from principal and interest alone. Once a lender issues a Loan Estimate, compare the official figures with your screening assumptions and ask about any difference.

Good underwriting is a process of replacing assumptions with verified facts. Save your first-pass estimate, then update it as leases, tax records, insurance quotes, lender terms, appraisals and inspection findings arrive.
